What is SEAM certification?
SEAM is the first certification system built to measure social equity in the built environment. It evaluates buildings across four interdependent pillars: Social Impact, Social Responsibility, Social Justice, and Social Accountability, and recognizes projects at four levels of achievement.
How is SEAM different from LEED or WELL?
SEAM is complementary to LEED, WELL, and Fitwel. While those systems focus on environmental performance and physical wellness, SEAM measures social equity — the relationship between a building and the people it touches. SEAM requires community voice in evaluation and interdependent scoring across all four pillars. Certification validity varies by rating system: Buildings + Interiors projects have no expiration and require annual data submissions for select activities, while Operations + Maintenance certifications are valid for three years and require recertification.
How does SEAM fit alongside LEED, WELL, and Fitwel?
SEAM addresses the social pillar that environmental and wellness certifications largely leave aside. Many projects pursue SEAM in parallel with LEED or WELL — the Standard is designed to integrate, not compete.
What is the ROSSI Calculator?
ROSSI (Return on Social Sustainability Investment) translates social equity outcomes into financial language. It models project-level and portfolio-level projections across profit, customer loyalty, customer acquisition, turnover, productivity, cost of capital, and social initiative gains to help organizations evaluate their social sustainability investments.
How long does certification take?
Timelines vary based on project type and stage. A typical certification takes 12+ months from registration to award.
How long does a certification remain valid?
Certification validity depends on the rating system. Buildings + Interiors certifications do not expire — they require annual data submissions for select activities to maintain active status. Operations + Maintenance certifications are valid for three years. Recertification must be filed by the third anniversary, and fees are approximately 60% of the original verification fee.
Do I need a SEAM AP?
A SEAM Accredited Professional is required for Silver, Gold, and Platinum certification. Bronze can be pursued without an AP, though working with one can strengthen your documentation. If you need an AP, we can help you find one.
What happens after I submit a get-started form?
Our team reviews your submission and responds within two business days. We’ll schedule an introductory call to discuss your goals, confirm the right path, and connect you with a SEAM AP if appropriate.
Is there a cost to get started?
Submitting the get-started form is free and carries no commitment. Certification fees depend on project size and type — view pricing for details.
What is included in the registration fee?
Registration enrolls your project in the SEAM Certification system and provides access to certification coaching, documentation templates and guidance materials, your project portal, and a unique SEAM project identification number. It is a separate fee from the certification review fee.
What is the verification methodology?
SEAM certification uses independent third-party review including documentation assessment, site verification, and community engagement surveys. Reviewers are credentialed and follow standardized protocols. All certifications require recertification every three years.
How is documentation managed during design and construction?
The Standard provides activity-level templates for every activity. Documentation is built into normal project workflows — not bolted on at the end. Members get full access to the template library.
What if our building is already built and operating?
The Operations + Maintenance track is specifically designed for existing buildings. It evaluates ongoing practices — procurement, programming, staffing, community engagement — rather than design and construction decisions.
What if our building is older and not ADA-perfect?
The Standard evaluates progress, not perfection. Accessibility and inclusion are addressed within the Social Justice pillar — specifically through Equity + Inclusion in the Workplace and Design for Embodied Justice — covering universal design improvements, digital access, multilingual wayfinding, and cultural responsiveness, not just physical code compliance.
What is a SEAM Mark?
A SEAM Mark is a standalone, activity-level verification. Organizations can verify individual social equity practices — as a Single Mark or a bundle of 3 related activities (Bulk Marks) — without committing to full certification. Marks serve as both a standalone credential and a natural on-ramp to full SEAM Certification.
How is a SEAM Mark different from full certification?
Full certification evaluates your entire building across all four pillars. A SEAM Mark verifies a single activity (or a bundle of 3 related activities). Both are third-party verified and publicly listed, but Marks are faster, more focused, and lower commitment.
Does a SEAM Mark count toward full certification?
Yes. Every verified activity earns credit toward its pillar. If you later pursue full certification, your Marks carry forward — reducing the scope and timeline of the certification process.
Can I start with Marks and upgrade to full Certification later?
Yes. Every verified activity earns pathway credit toward full certification. Many organizations start by earning a Single Mark or Bulk Marks (3 related activities) and then transition to a full certification track when they are ready.
How long does verification take?
Most activity verifications are completed within four to six weeks from documentation submission. Timeline depends on the complexity of the activity and the completeness of your initial submission.
Do we need a SEAM AP for a Mark?
No. A SEAM AP is not required for SEAM Mark submissions. However, working with an AP can strengthen your documentation and increase the likelihood of first-submission approval.
How long does a Mark last?
SEAM Marks are valid for three years. Renewal requires updated documentation demonstrating that the verified activity remains in practice.
What is a SEAM Seal?
A SEAM Seal is a themed verification awarded for completing a curated set of 12 to 26 related activities from the SEAM Standard. Seals sit between Marks (single or bundled activity verification) and full Certification (whole-building, all pillars).
How are Seals different from Marks?
Marks verify one activity (Single Mark) or a small bundle of 3 related activities (Bulk Marks). A Seal is broader — a curated theme of 12 to 26 activities that demonstrate sustained performance across a defined area of social equity practice.
How are Seals different from Certification?
Full SEAM Certification evaluates a building across all four pillars and the full activity set. A Seal is narrower and thematic — it lets an organization prove deep commitment in a specific area without pursuing the full whole-building certification.
Which Seals are available?
Two Seals are open now in pilot cohorts: the Ethical Procurement Seal ($5,000) and the Community Development Seal ($2,500). Each is a flat fee per Assessment Scope.
What are the prerequisites for the SEAM AP?
Candidates should hold a bachelor’s degree in a related field (architecture, urban planning, sustainability, social work, public health, real estate, or similar) or have three or more years of professional experience in community development, DEI, ESG, or the built environment.
How long does the Foundations course take?
The self-paced Foundations: Social Equity in the Built Environment course typically takes 30 to 40 hours to complete. Most candidates finish within six to eight weeks while working full-time. All materials are available online.
What does the exam cover?
The exam tests applied knowledge across all four pillars of the SEAM Standard, the certification process, the ROSSI financial framework, and scenario-based project decision-making.
How much does the AP credential cost?
The Foundations course and exam fee are bundled at a single price. Community members receive a discount. Renewal every three years requires continuing education credits — no re-examination.
Is the AP credential required to work on SEAM projects?
No. Any professional can contribute to a SEAM certification project. However, having at least one SEAM AP on the project team is required for Silver, Gold, and Platinum certification submissions. Bronze can be pursued without an AP.
How do I maintain my credential?
Complete 30 continuing education units (CEUs) within each three-year renewal cycle. CEUs can be earned through project work, teaching, publishing, standard development contributions, and approved courses.
What does a SEAM AP actually do on a project?
APs lead the certification assessment — evaluating a building across all four pillars, identifying gaps, building an implementation plan, preparing documentation for third-party review, and guiding the project team through verification.
How do I find project opportunities after earning the AP?
APs are listed in the SEAM directory, which project teams use to find qualified practitioners. Community membership provides additional networking, co-practice opportunities, and referral access.
What is the difference between Individual and Organization membership?
Individual membership is for practitioners, consultants, and professionals. Organization membership provides team seats, portfolio tools, and institutional benefits for companies, nonprofits, and institutions working with the Standard.
Can I try the community before committing?
Yes. The Open tier is free and gives you access to the Standard, the directory, and public webcasts. Upgrade to Changemaker or an organization tier when you are ready for full access.
Can I upgrade or downgrade at any time?
Yes. Upgrade from Open to Changemaker or Special Access at any time — your billing starts immediately. Downgrade at the end of your annual billing cycle.
Do Changemaker benefits carry over if I let my membership lapse?
Course completions and CEU records are permanent. Template access, ROSSI, and network features require an active membership. Re-join anytime to restore access.
Can my employer reimburse individual membership?
Yes. We provide invoices and receipts suitable for professional development reimbursement. Many employers cover Changemaker membership as a continuing education benefit.
How does team seat allocation work?
Each organization membership tier (Standing, Ladder, and Arc) includes a set number of seats. Every seat holder gets full individual-level access — templates, courses, ROSSI, and network. Contact our team to adjust seat assignments as needed.
Can we add seats or properties mid-cycle?

Can I earn CEUs through the community?
Yes. Courses, webcasts, and peer learning sessions carry CEU credit toward SEAM AP renewal.
Do members get discounts on certification?
Yes. Changemaker and organization members receive discounted certification pricing. Ladder and Arc organization tiers include volume pricing for portfolio rollouts.
Is there volume pricing for portfolios with many buildings?
Yes. Organizations certifying 5 or more projects can access portfolio pricing through an Organization membership at the Ladder or Arc tier. Contact our team for a custom quote.
Can my AP exam fee be covered by my organization?
Yes. Many organizations cover exam and membership fees for their team. Organization members at Ladder and Arc tiers include full course library access for all seats, and exam fees can be invoiced to the organization.
What payment methods do you accept?
We accept credit cards, ACH transfers, and wire transfers. Organization memberships and certification fees above $5,000 can be invoiced with Net 30 terms.
Is there a refund policy?
Registration fees are non-refundable once your project is entered into review. Membership fees can be refunded within 30 days of purchase. Exam fees can be transferred to a later date but are non-refundable.
Is ROSSI free to use?
Basic ROSSI access is available to everyone while all organization member tiers (Standing, Ladder, and Arc) receive coaching and analysis of their report.
How long does it take to complete?
The core calculator takes less than 20 questions. Project-level modeling can be completed in a single session. Portfolio-level analysis may take longer depending on the number of properties.
What data do I need to get started with ROSSI?
Basic property information: building size, occupancy type, tenant count, and current social equity programs. The calculator guides you through each input — no financial modeling expertise required.
How does ROSSI relate to GRESB?
ROSSI outputs are designed to align with GRESB social indicators, producing data that supports your annual submission process.
Can I use ROSSI results in investor presentations?
Yes. ROSSI generates presentation-ready outputs including projected ROI, retention impact, risk reduction estimates, and GRESB alignment scoring. Many users include ROSSI models in investor decks, board presentations, and acquisition proposals.
Is the ROSSI methodology peer-reviewed?

Can we verify practices across multiple properties?
Yes. Community membership includes portfolio tools for managing certification across multiple properties. Volume pricing is available for organizations certifying multiple buildings.
How does SEAM align with GRESB?
SEAM is a GRESB recognized Green Building Certification. SEAM certification data maps directly to GRESB social indicators. Certified projects generate standardized performance data that feeds into GRESB submissions. The ROSSI Calculator produces GRESB-aligned scoring at both project and portfolio levels.
Can SEAM data be used for SFDR reporting?
SEAM’s four pillars align with SFDR principal adverse impact indicators related to social and governance factors. The Standard’s community engagement, employment, and accessibility metrics provide evidence for Article 8 and Article 9 fund disclosures.
What does SEAM certification mean for me as a tenant?
